There are four main reasons that a house sells or doesn't sell.

Location

We can't do a lot about location. A great location speaks for itself. We'll market your house by highlighting the benefits of the area. This is where you come in. I want to know why you love this house and area.


Condition

Sometimes a house needs some work to make it attractive to a larger audience. That can mean repairs or simply de-cluttering. Maybe some light landscaping will help show off the property. Dog and and cats smells might require changing the carpeting. We might discuss staging. We may want an inspection to show that the home is in great condition and that a bank will lend based on its condition. I'll give you an honest assessment and options that will help market your home the best we can.  


Price

You will ask me for my professional opinion on the highest value of your house. I will provide that information. And then you will decide that the house is worth much more than that. I will advise you to not price the house outside of market value. You will call another real estate agent who will tell you what you want to hear. And then the house will sit on the Multiple Listing Service with few showings and no offers.


Here's the deal...Our goal is not to list the property. Our goal IS to sell your home. Overpricing will not achieve your goals. Proper pricing with adjustments finds the market. Overpricing does not guide the market.


A note about what are called "seller's markets". You may read in the paper or hear on the radio or tv that real estate is in a seller's market. That is, seller's can expect to get a higher price for their houses. These reports, however, are not relevant everywhere. For example, West Asheville may be hot (seller's market), but not all of West Asheville. Parts of Leicester may be hot but that doesn't mean all of Leicester is in demand.​


Once we determine the best price to list the house, we need to keep an eye on market responses and changing market conditions. We'll discuss how we make price improvements.
